COTTAGE RENOVATION

MAIN HOUSE RENOVATION

This project was started in September, 2008 and two phases have been completed with the owner receiving cerificates of occupancy for each finished part.


Phase One was the renovation of the 700 sq. ft. guest house (cottage) - new roof, siding, windows and doors on the exterior; new insulation, electric, plumbing, millwork and new walls, floors and ceiling coverings on the interior as well as a new kitchen.  A few features of Phase One are:


  • bamboo and cork flooring throughout

  • a propane fired on-demand water heater

  • double-dipped, custom color western red cedar shingles for siding

  • a Mandaris mahogany deck covered by a painted cedar trellis

 

 

Phase Two was the restoration of the main residence - 2nd level bathroom and bedroom and basement level dining room and kitchen wing.  Once again, interior finishes, except existing wood floors, were completely removed.  A new oil-fired hydro-air heating system was installed along with all new electrical wiring, including new phone, cable and internet wiring.  A new water service was dug and installed from an existing well. In addition, a new septic system with pumping tank was installed. Some unique features of this project were:

 

  • Radiant heat in on-grade cement floor of kitchen wing

  • Replacing stone foundation and sill plate of kitchen wing while supporting existing exterior walls and roof

  • Custom-made mahogany entry doors, fabricated in a local millwork shop - three of these doors were Dutch doors as were the originals.  The fourth door, the main entrance door, was custom made with two sidelites and true divided lites throughout.

  • Custom-made Marvin wood windows which have simulated divided lites and oversized, square-stock casings and stools to match the originals

  • All new interior walls and some ceilings received wallpaper coverings as did the existing walls

  • The existing pine wood floors were patched with matching materials and sanded and finished

  • The exterior featured custom-colored, pre-dipped 18" red cedar shingles and a wrap around flagstone patio covered by a painted cedar trellis

 

 

The finished kitchen wing has many interesting features:

 

  • A restored and exposed brick chimney with a Dutch Oven

  • Plastered walls and ceilings

  • An 8x15 mud room with restored original sliding door - now on hinges

  • Custom made cabinets with stone countertops.  A center island with a white oak top and a built in wine rack and microwave shelf

  • A prep sink and a white enamel farm sink

  • Distressed beams and posts and an exposed original post to add an authentic look

 

The third phase of this project includes the renovation of the main hall and living room on the main house level. Also, the renovation of the 2nd story hall and bedroom.  This work will be done during the winter and spring of 2010.
